Solomon - 85-95 Glenelg Road

Proposal

Phillip Robert Solomon and Jacqueline Mary Solomon are seeking resource consent to change the boundary between two existing properties at 85 and 95 Glenelg Road, Gisborne, and build a new home. The boundary adjustment would result in two lots of approximately 1.5851 hectares and 4.9332 hectares, with no additional lot created. The new home would be built on the smaller lot, using an existing driveway for access, rainwater collected from the roof for water supply, and an onsite wastewater system. The larger lot would retain the existing home and remain available for rural use.

The properties are in the Rural Production Zone, where the minimum lot size is 8 hectares. As both proposed lots would be smaller than this, the boundary adjustment and new home require resource consent and are classed as a discretionary activity under the Tairāwhiti Resource Management Plan. Council is publicly notifying the application because its assessment identified potential effects that are more than minor. These include the loss of highly productive land, changes to rural character, and possible conflicts between residential living and normal vineyard operations nearby. Council also considered how these effects could add to those of other similar development.

The application has been notified under section  95a of the  Resource Management  Act  1991.
